Inside the House

Sleeping five to six, the accommodation consists of sitting room, sun porch, three bedrooms, modern kitchen and one bathroom with bath and shower. All bedding and towels are provided as is electricity. There is also a garden area to relax in and ample off-road private parking. This being an old traditional croft house there are some low doorways and the upstairs bedrooms have coombed ceilings. There is excellent wifi coverage at the property. Pets are welcome by arrangement.

  • Bedrooms and bathroom
    Bathroom
    There is only the one bathroom but it has been recently installed and has a large walk in shower, separate bath, toilet, towel warmer and illuminated mirror with shaver point.

    Bedroom 1
    This is the largest of the three bedrooms and is on the ground floor next to the bathroom. It has a double bed and a full length mirror. It faces south with views towards Dornoch. The elm tree in the field opposite is marked on the 1878 Ordnance survey map and is said to have been a guide to navigation.
    There is space in this bedroom for a cot or folding bed for a child.

    Bedroom 2
    This upstairs room faces south and has stunning views over the Dornoch firth and of Dornoch. You can see for miles. It has a new king size bed that can be converted to make two small singles suitable for children or adults. The room has coombed ceilings and a built-in wardrobe.

    Bedroom 3
    This room is also upstairs and has the same fantastic views. It has a small double bed which is suitable for either a single person or two adults. It has plenty of storage space and electric heating.
  • Kitchen and reception rooms
    Sitting Room
    This cosy room faces south towards Dornoch. The room is heated by a storage heater and a recently installed wood burning stove, but with the option to use an electric fire if preferred. It has a flat screen 30 inch TV.

    Kitchen
    The kitchen was installed in 2018. It has a table with seating for six. There is ample work top space, a large fridge with a small freezing compartment, washing machine, tumble dryer, dishwasher, microwave and iron. Starter dishwasher tablets, washing detergent and washing up liquid is provided.

    Sun Porch
    The porch catches the sun for much of the day and is a lovely place to sit and relax and watch the world go by.
  • Gardens
    There is private parking for three cars. To the rear there is a drying green and space for a kick-about. Beside the house is an enclosed area with a picnic bench that seats eight and a bench against the gable end of the house so that you can move with the sun. It is not unusual to see red kites flying high in the sky and swallows, starlings and wagtails nesting in the old steading.

    A road passes the front of the house which services the houses in Embo Street, but as this is a cul-de-sac the traffic flow is low.
